With Keller Williams Distinction Real Estate Agency, You Are Changing For The Best

Selling a property is not something trivial. Your Keller Williams Distinction Real Estate Broker is there to help make this transaction successful, one of the most important in your life, abiding by the following three important values: clarity, friendliness and efficiency.

1. SELLING, YES... IN COMPLIANCE TO STRICT LEGAL RULES

It may be self-evident, but it is worth mentioning: you may only sell a property that you truly own. Thereby, you cannot sell a family home or any property in joint ownership without the written consent of each of the owners. If you are married and selling a jointly owned property, the consent of both spouses is required. It also applies to any property that is the family home, even if it is owned by only one of the spouses.

If you are selling a rental property that presently has a tenant, the new owners, if they wish to occupy the place, will have to notify the tenant of this six months before the end of the lease.

If the procedure is incomplete, if the notice is sent one day too late, or if information is missing... the lease is automatically renewed for another year, without any recourse for the new owner.

Remember that all laws and regulations applying to real estate have become very exacting. It requires that sellers remain cool headed, patient and cooperative during all the steps of the selling process: producing the seller's declaration on the immovable, the buyer's search for financing, the home inspection, and all the legal documents required, such as the location certificate, the mortgage deed of discharge and acquittance, etc.

In short, selling a property is not simple!

2. SELLING, YES... BEING VERY CAUTIOUS

Should you buy before selling or sell before buying? This question is often asked, and there is no definite answer. It depends on the location, on the local market, on your financial situation and on your personality...

If you buy before selling, you will probably need a bridge loan. You will, of course, want to know what sort of risks are involved and how to alleviate them.

On the opposite, if you wait until your property is sold before buying, you may miss out on the condo or house that corresponds exactly to what you are looking for. Here again, it brings up questions that may remain unanswered...

3. SELLING, YES... WITH THE HELP OF A REAL ESTATE BROKER

A real estate broker is a professional who is dedicated to connecting together sellers and buyers, or landlords and tenants, providing them with advice and guidance.

When selling property, real estate brokers offer two main advantages:

•     They know well the neighborhood and the city. They can rapidly provide a realistic assessment of your building market value.

•     They are very knowledgeable on laws and regulations pertaining to real estate and free you of all property sale 'administrative' concerns.

Above all, real estate brokerage is highly regulated and carries many obligations for its professionals:

•     In compliance with the new Real Estate Law passed by the Government of Québec, a real estate broker must hold a permit requiring rigorous training.

•     Real estate brokers must be covered by professional liability insurance. This insurance would reimburse you in the event that a real estate broker would make a mistake that would be to your detriment.

•     The real estate broker must keep a separate trust bank account to deposit the monies collected from buyers during a negotiation.

•     In accordance to the Real Estate Law, a broker must give back to the buyer any amount of money kept in trust if the buyer withdraws.

All in all, you are securing your transaction when you work with a real estate broker. Your broker has an obligation of means. It makes him or her liable to both the penal and third-party levels. A real security for you!

4. SELLING, YES… WITH KELLER WILLIAMS DISTINCTION REAL ESTATE AGENCY

The numerous advantages and privileges that come with working with Keller Williams Distinction Real Estate Agency will free you from any concerns. Following is what you get from us, point by point:

A Realistic Estimate of Your Property

The more accurate the estimate, the easier it is to find buyers, and the faster the sale. Keller Williams Distinction real estate brokers know well their community and understand fully both buyers' expectations and market conditions. They base their advice on sound professional methods that take all price affecting components into consideration.

Many elements influence the market value of a home: state of repair of the house, recent renovations and improvements, interior decoration, neighborhood, market trends...

An experienced broker can easily take all these factors into account and suggest a very realistic sale price.

Nevertheless, you may want to get an approximate market value of your home using our online calculator. It goes without saying that an accurate market value can only be provided by a real estate broker, after viewing the property.
